Underpinning is the strengthening or extension of an existing foundation to a lower level, transferring load to more competent ground. Techniques include mass concrete pits, beam-and-base and mini-piled underpinning. In data-center delivery it is used during brownfield conversions and retrofits where new heavy electrical or cooling plant, or an adjacent deep excavation, exceeds the capacity of the original foundations.
