Design-Build is a project delivery method in which a single entity holds one contract with the owner for both design and construction, giving a single point of responsibility. It can compress schedule by overlapping design and construction and is widely used for data centers to accelerate speed-to-market, though the owner cedes some design control to the design-builder.
